WHAT CAN I DO FOR YOU?

As an Accredited Buyer’s Representative (ABR)® REALTOR® -or Buyer’s Agent, I work exclusively for Buyer Clients, helping them in the search and purchase of real estate in Spain, whether they reside in the country or abroad.

Following a first, comprehensive meeting (in person or online) where we discuss their purchasing project in depth (their needs and preferences, desired area and their budget) and I explain my services and fees, we sign an exclusitivity agreement and I get to work to find the perfect property for them.

Let’s get started!

  • I prospect the entirety of the market in the desired area, keeping my Clients’ needs and preferences in mind.
  • I filter the properties that fit their criteria and I prepare a brief on each one of them.
  • I visit the properties with the Clients or on their behalf, depending on what’s needed.

We have found it!

  • I verify the property’s legal status and paperwork (Nota Simple, HOA minutes, etc.)
  • I work on a bespoke negotiation strategy and negotiate on my clients’ behalf until we have reached the best price possible.
  • I check the purchasing contracts: Arras, Title Deeds, and more.
  • I accompany my Clients (or go on their behalf) to the Notary to finalize the purchase of the property. We receive the Title Deeds and keys.

After-sales Services

  • I provide guidance and support with after-sales paperwork: taxes, registry, utilities, etc.
  • I can change the utilities to the new owners’ name, I can register the property with the local authorities (Registro de la Propiedad), I can advise on taxes to be paid and more.
  • I also offer Property Management and Concierge services for rental properties (short/long-term or vacation) and second residences.

OPEN A BANK ACCOUNT IN SPAIN AND APPLY FOR YOUR NIE

To finalize a real estate purchase in Spain as a foreigner, you must have a local identification number (NIE) and an operational bank account in the country.

In order to successfully acquire a property in Spain, you will need a Foreigner’s Identification Number (NIE: “Número de Identificación de Extranjero”) and you will also need to open a bank account in Spain.
